Dirt Work and Construction in Stephenville

Stephenville sits on the North Bosque River, near where the Western Cross Timbers give way to the Grand Prairie. Most ground around town is fine sandy loam over a clay or sandy clay subsoil, weathered from old sandstone. That loose sandy top strips fast, and the clay under it drains slowly. A pad or ranch road built on it without compaction and drainage will rut and hold water.

Bankston's Builders does dirt work in Stephenville as part of our Texas service area. We clear brush and trees with heavy equipment, then build the pads and ranch roads that follow. Jobs here often start with land clearing on a tract and end with a road to it. Call or text (214) 557-5106 and tell us about the land. We look at the job and put the quote in writing.

Dirt Work on Cross Timbers Sand Around Stephenville

Erath County splits into two kinds of ground. The Western Cross Timbers cover the northwest two thirds of the county. Post oak grows there on sandy and red clay soils. The Grand Prairie covers the southeast third, with dark limy soil over limestone. Stephenville sits near the line between them. A job west of town can dig very differently from one to the southeast.

Two soils the NRCS describes from this part of the Cross Timbers are the Duffau and Windthorst series. The Duffau type location is near Lingleville, about 10 miles west of town. Both have a fine sandy loam surface over sandy clay loam or clay. They formed from sandstone and claystone of Cretaceous age. The Windthorst subsoil passes water slowly.

On a building pad, the sandy top comes off first. The clay below gets compacted in lifts and proof rolled before anything sits on it. On the Grand Prairie side, rock can show up early in a cut, and the work changes. Our building pad work and land grading in Stephenville start with a look at which ground you have.

Ranch Roads, Dairies and Stock Tanks in Erath County

Erath County is ranch and dairy country. In 2002 the county led Texas in milk production, and it ranked second in the 1980s. The 2002 farm census counted nearly 2,000 farms and ranches on about 580,000 acres, more than half of it pasture. That land needs roads that carry feed trucks and stock trailers through a wet spring. It also needs pads for barns and stock tanks that hold water.

Our ranch road building starts with the route and the water. A ranch road here sits on a compacted base with a crown. Rain runs to the side ditches instead of down the wheel tracks. Culverts carry water under the road at the low crossings. Where the road serves a dairy or a working ranch, we size it for the trucks that will use it.

The North Bosque River runs through town, and the Paluxy is the county's other main stream. Both feed the Brazos. Erath County averages about 29 inches of rain a year. Sandy slopes along the creeks can erode where that water concentrates. Our stock tank and drainage work moves that water off pads and roads. It holds the water where the ranch can use it.

Growth Around Tarleton State University and the South Loop

Stephenville grew from 14,921 people in the 2000 Census to 20,897 in 2020, a gain of about 40 percent. Tarleton State University reports more than 27,000 students across its locations and calls its current growth unprecedented. Every new apartment block or campus building starts with a cleared site and a compacted pad.

Commercial growth follows the highways. US 377 swings around the south side of town on the South Loop. Washington Street is the old route through the middle. US 281 runs north to Mineral Wells and south to Hico. SH 108 heads northwest to Thurber on I-20, and Farm Road 8 runs west from US 281 to Lingleville. The city's own Development Services office sits on the South Loop.

A commercial pad on the loop and a barn pad on a ranch tract need the same base work. Cut and fill sets the grade, and the subgrade gets compacted in layers before any concrete goes down. Water and electric lines run in trenches cut and backfilled as part of the same site work. We do that work for commercial developers and for landowners building on acreage around Stephenville.

Who Issues Permits for Dirt Work in Stephenville?

Inside the city limits, the City of Stephenville's Development Services Department issues building permits and inspects the work. Its permit list includes new commercial and residential buildings and driveways. Zoning changes and subdivision plats go to the Planning and Zoning Commission, which makes recommendations to the City Council.

Outside the city, the rules change. Erath County says on its own site that it requires no zoning permit or certificate of occupancy. The county has no building inspector. Septic permits still come from the county's Environmental Health office, and the Erath County Appraisal District assigns 911 addresses. A driveway onto a state highway or a Farm to Market road needs a TxDOT permit. The county asks for a copy of it with the address application.

Statewide rules reach every big dirt job here too. Texas law calls for an 811 locate ticket before mechanized digging 16 inches or deeper. The notice goes in at least 48 hours ahead, not counting weekends and legal holidays. A project that disturbs an acre or more of soil falls under TCEQ's construction stormwater permit. That permit, TXR150000, requires a stormwater pollution prevention plan. New water wells fall under the Middle Trinity Groundwater Conservation District, whose office is in Stephenville. The permit office answers your case, and we point you there.

Stephenville FAQ

Questions We Hear Around Stephenville

A few of the questions we hear most around Stephenville. If yours is not here, call or text and ask.

Call (214) 557-5106

How much does dirt work cost in Stephenville?
The acreage and the brush on it set the starting point for clearing. For a pad or a road, the depth of sandy topsoil to strip matters. So does any fill that has to be hauled in. Culverts and rock in a cut add to it, and so does the haul distance for base material. We look at the job and put the quote in writing.
Do I need a permit for a building pad or driveway in Stephenville?
Inside the city limits, the Development Services Department permits new buildings and driveways and inspects them. Outside the city, Erath County requires no zoning permit or certificate of occupancy and has no building inspector. Septic permits still come from the county's Environmental Health office. A pad that disturbs an acre or more also falls under TCEQ's construction stormwater rules. Ask the office that covers your tract, and we will point you to it.
What is the ground like for a pad site around Stephenville?
Most of it is Western Cross Timbers ground. That means fine sandy loam over a clay or sandy clay subsoil, formed from Cretaceous sandstone and claystone. The sandy top layer holds roots and organic matter, so it comes off before a pad goes in. Southeast of town the Grand Prairie starts, with shallow dark soil over limestone. We look at the cut before we price it.
Can you build a ranch road or stock tank outside Stephenville?
Yes. Ranch and dairy land around Lingleville, Morgan Mill, Bluff Dale and Dublin is where this work fits. A ranch road gets a compacted base and a crown, with side ditches and culverts at the crossings. A stock tank needs the right spot in the drainage and a dam built in compacted lifts. Both start with a look at the land and a written quote.
Do you cover Stephenville, or just Fort Worth?
Stephenville is part of our service area. Fort Worth sits at the center of it, and dirt work in Fort Worth is the heart of the business. From there US 377 runs southwest through Granbury to Stephenville and on to Dublin. The farther west and south the job, the bigger the ranch and road projects tend to be. Call or text (214) 557-5106 with the location and the acreage. We will set a time to look at it.
